Buyer's And Buyer's Agent Incentives

In almost all cases, we will reimburse the buyer of your property approximately 25% of our buyer's agent commission upon the close of escrow (subject to certain sales requirements) when the buyer comes through our auction process and is represented by one of our affiliate agents or brokers.

What Is The Auction Transaction Fee?
In the world of auctions it is customary to charge a buyer's premium fee. This is a fee that is charged directly to the buyer and is in addition to the purchase price of the item - usually ranging between 10% - 20% of the purchase total. Unlike other real estate auction companies, Private Auction Properties does not charge a buyer's premium fee. Our auction transaction fee is usually .75% of the sales price - but can range from a flat fee up to 2% of the total purchase price depending on many variables. With the exception of some short sale properties, the fee can be paid by the buyer of seller. A portion of the auction transaction fee may also be paid by our preferred lender (if selected).
How Long Is The Auction Process?
In order to get maximum exposure for your property, each initial auction is usually scheduled for a minimum of 30 days - but can be extended longer.
Because most bidders/buyers want their offers submitted immediately, Private Auction Properties encourages bidders to submit both price and terms through our unique bidding system. You and your agent will review any submitted bids within 48 hours for acceptance, counter offer or rejection.
If at any time during the auction period a bid is presented and is considered "acceptable" to you and your agent, then the purchase agreement will be prepared for signatures by all parties. Upon a fully executed agreement between the parties, the online auction period will immediately conclude.
Will Bidders Be Viewing My Property In Person?
Private Auction Properties encourages bidders to do all their due diligence during the online auction period - this includes inspecting the property either in person or through their buyer's agent and/or hired inspector. We also encourage sellers and their listing agents to host open houses (auction previews) during the auction period to allow as many potential buyers as possible to view the property. The more you make your property available for viewing, the more successful you will be.
Do I Have To Accept The Highest Bid Price?
There are several types of real estate auctions. With Private Auction Properties you are NOT required to set a minimum price you will accept for your property and you reserve the right to accept or reject any and all bids regardless of their amount. At the conclusion of the auction, if you do not receive a bid that is acceptable to you, you do not have to sell your property.
What Happens If My Property Doesn't Sell?
There are three main reasons why a property doesn't sell during an auction - the price, the condition of the property and/or the property's location. Fortunately, you have some control over two of these buyer obstacles.
If your property doesn't sell during the auction period, you and your listing agent will want to review the asking price, the incentives and the condition of the property. If you wish to make adjustments you can re-offer the property again.
