The Private Auction Properties Auction Process

Many of the homes presented through Private Auction Properties are featured as Auction Properties.  These sellers are highly motivated to sell their properties.  In addition to pricing them accordingly, the sellers are also offering buyer's incentives and/or commission reimbursements to qualified buyers for a designated period of time.  Many property sellers authorize us to publish an opening bid price, which gives you the opportunity to start bidding at a price often way below the list price and to see what competition you may be up against. 

Bidding On An Auction Property

Step 1 - Begin Your Property Search

Under our "Find A Property" tab, click on the "Auction Properties" button to view the properties currently being featured in auctions.  Each auction property provides a property description, photos, a location map, available due diligence documents, a countdown clock indicating how much time remains in the monitorsearchbidding process/incentive period, the auction status, the current bid (opening bid) amount, offered incentives and/or commission reimbursements and a mortgage calculator.

*NOTE - You DO NOT have to wait to make your bid on a property.  The countdown clock merely indicates how long the seller is providing the detailed incentives.  As bids are submitted, they are immediately presented to the seller and, if an acceptable bid is presented during the course of the auction, the seller may opt to accept the bid and immediately conclude the online auction - no matter how much time remains on the clock.

Step 2 - Registration/Bidding Process

Once you have identified a property you are interested in, you can currently take one of two paths.

1 - You can click on the "Register To Bid" button from the property page and walk through our registration/bidding process.

2 - You can click on the "Buy Direct For Money Back" button from a property page, fill out your contact information, and we will have one of our Auction Coordinators contact you directly to assist you through the Registration/Bidding Process.

*NOTE - In order to be eligible to receive any incentives and/or commission reimbursements, you must be registered with Private Auction Properties.

Frequently Asked Questions

Why Do I Need To Pre-Qualify?

Our Auction Properties sellers are only interested in dealing with serious buyers.  In order to verify your ability to complete the purchase should you become the winning bidder, Private Auction Properties requires you to confirm you ability to obtain financing or pay cash with our preferred lender(s).  You cancalculatorhelp proceed to bid on properties, however, you must pre-qualify with our preferred lender(s) before the seller will accept your offer.  If you are the winning bidder, you are under no obligation to use a Private Auction Properties preferred lender to complete your transaction - however, if you use an outside lender, the buyer's incentives may not apply.  If you would like to begin the pre-qualification process immediately, please CLICK HERE.

Do I Have To Be Represented By An Agent To Bid On An Auction Property?

Yes - Private Auction Properties believes the intricacies of a real estate transaction are best handled by professionals.  If you are currently working with a buyer's agent, they will need to register with us in order to receive their full cooperating commission.

*NOTE - If you are already working with a buyer's agent, please understand that the incentives and/or commission reimbursements may not apply.

If you are not currently working with an agent, a Private Auction Properties affiliate agent or broker will work on your behalf and represent you throughout the bidding and transaction process.

Do I Get The Property If I'm The Highest Bidder?

There are several types of real estate auctions.  With Private Auction Properties, it is important to know that the seller is NOT required to set a minimum price they will accept for their property and they reserve the right to accept or reject any and all bids regardless of their amount.  At the conclusion of the auction -even if your bid is the highest presented - if the offer is not acceptable to the seller, they do not have to sell you the property.

How Can I View A Property In Person?

homezoomPrivate Auction Properties encourages you to visit the properties you are interested in placing a bid on.  Most sellers and their agents hold open houses (auction previews) during the auction period.  Such open houses (auction previews) are posted on our "Auction Preview" page.

*NOTE - If you visit an open house (auction preview) unrepresented by a Private Auction Properties affiliate agent, property incentives and/or buyer's commission reimbursements may not apply.

What Happens To A Property If It Doesn't Sell During The Auction?

There are three main reasons why a property doesn't sell during an auction - the price, the condition of the property and/or the property's location.  Fortunately, the seller has some control over two of these issues.  If a property doesn't sell during the auction, the seller will usually review the asking price, the incentives and the condition of the property.  On many occasions, after making adjustments, the seller will re-offer the property through Private Auction Properties.

Step 1 - Begin Your Property Search

Under our "Find A Property" tab, click on the "Search San Diego Properties."  mousesearchYou will have the ability to search by several different criteria.  Each property page provides a property description, photos, a location map, a mortgage calaculator and a way to contact us for specific incentives on the property you are interested in.

Step 2 - Incentive Information

After you've identified a property you are interested in, simply click on the "Buy Direct For Money Back" button and one of our Property Coordinators will contact you with the specific commission reimbursement incentive information on that property.

Step 3 - Loan Pre-Qualification

Our affiliate agents and brokers are some of the best in the industry.  They are your partner throughout the buying process.  They believe in you and the Buy Direct process so much that they are contributing a portion of their commission to help you realize your real estate goals.  In return, they want to be assured that the buyers they are working with have the ability to qualify with a lender and that they are realistic about the price range of the homes they are interested in.  For that reason, we require you to prequalify with our preferred lender(s).  When you find a property and you are ready to make an offer, you can use any lender you wish to complete your transaction - however, any buyer's incentives or commission reimbursements may not apply.

When you are ready to seriously begin the buying process, Private Auction Properties will connect you with a knowledgeable and professional affiliate agent or broker to assist you in your research and to help you gain access to the properties you are interested in.

Step 5 - Make An Offer

Once you've narrowed down your property choices, your Private Auction Properties affiliate agent or broker will help you set your price and terms and conditions and will start the offer process with the listing agent.  Your agent will represent you throughout the negotiation process, will manage contingencies and inspections and will accompany you to your closing.

Step 6 - Claim Your Money Back

Once you have successfully completed the close of escrow on your new home, you will receive your commission reimbursement so that you can begin shopping for new furniture, help with moving costs or take a well-deserved vacation.

Frequently Asked Questions

How Much Money Can I Expect Back?

percentageThe amount can vary because it is based on the amount being offered to the buyer's agent as sommission from the property's seller.  Generally, the reimbursement is a minimum of 25% of the buyer's agent's commission.

*NOTE - Some lenders and some loan programs will not allow a reimbursement.  In these cases, where allowable by law, Private Auction Properties may be able to offer other buyer incentives.

Do I Have To Work With An Affiliate Agent To Get Money Back?

Yes - Our affiliate agents and brokers understand our program and have made the committment to provide you with the best customer service available in addition to giving you back a portion of their paycheck.

Can I Choose Which Affiliate Agent I Would Like To Work With?

We make every effort to match you with an affiliate agent or broker who is knowledgeable and experienced in either the particular community or the type of home you are most interested in.  On most occassions, you will have a selection of highly proficient agents to choose from who would be proud to represent you throughout your buying experience.

Can I Choose My Settlement Service Providers?

Yes - You are more than welcome to choose your own settlement service providers, however, by selecting serviceprovidersPrivate Auction Properties preferred settlement service providers, you can qualify to receive buyer's incentives and/or buyer's commission reimbursements.  Our preferred settlement service providers understand our process and, in many cases, have provided upfront services to ensure a smooth real estate transaction.  By selecting settlement service providers outside our program, you may not be eligible to receive buyer's incentives or money back.

I Have A Property That I Need To Sell Before I Can Buy.  Do You Take Listings?
